Closing your home loan early: charges, steps and documents to collect

By the LoanReveal team · Updated 13 October 2026 · 5 min read

Short answer: closing (foreclosing) your home loan early saves all the interest you would have paid for the rest of the tenure, and on floating-rate home loans to individuals there is no foreclosure charge. After closing, collect your original property documents within 30 days: RBI requires the lender to pay you ₹5,000 for every day of delay beyond that.

How much closing early saves

A ₹30 lakh home loan at 8.75% for 20 years, after 7 years of EMIs:

EMI₹26,511
Paid so far: interest₹16.9 lakh
Paid so far: principal₹5.3 lakh
Amount to close the loan today₹24.7 lakh
Interest you'd still pay if you continue₹16.7 lakh
EMIs left13 yrs

Note how, after 7 years, most of what you paid went to interest. That is normal: early EMIs are mostly interest, which is why closing or prepaying early saves so much.

Step by step: how to close your home loan

  1. Ask for a foreclosure statement (sometimes called a payoff letter) for a specific date. It shows the outstanding principal, interest for the days since your last EMI, and any charges.
  2. Check for charges. Floating-rate home loans to individuals: no foreclosure penalty. Fixed-rate or business loans may have one.
  3. Pay the exact amount by the date on the statement, and stop any auto-debit (NACH/ECS) mandate afterwards so no extra EMI is taken.
  4. Collect your documents (see the checklist below) and get written confirmation that the loan is closed.

Documents to collect after closing

  • No Dues Certificate / NOC stating the loan is fully repaid and the account closed.
  • All original property documents you deposited: sale deed, chain documents, allotment letter, and so on. Check every page against the list you got when the loan started.
  • Release of the lender's charge on the property, including removal from the central registry (CERSAI).
  • Undated cheques or mandates you gave the bank: get them back or cancelled.
  • Final loan statement showing zero balance, and the interest certificate for tax purposes.

Your rights: the RBI 30-day rule

Since 1 December 2023, RBI rules require lenders to release all original property documents and remove any registered charge within 30 days of full repayment. You can collect them from the branch where the loan was handled, or another office if the lender offers that.

If the lender delays for reasons not caused by you, it must pay you ₹5,000 per day of delay. If documents are lost or damaged, it must help you get certified copies and pay the compensation. If your complaint isn't resolved, you can escalate to the RBI Ombudsman.

A month or two later

Check your credit report to make sure the loan shows as closed, not "settled" or still active. If it's wrong, raise it with the lender and the credit bureau.

Frequently asked questions

Is there a penalty for closing a home loan early?

Not on floating-rate home loans taken by individuals for non-business purposes: RBI doesn't allow foreclosure or prepayment penalties on them. Fixed-rate loans may carry a charge. For floating-rate business loans to individuals and small businesses sanctioned or renewed from 1 January 2026, banks and larger NBFCs can't charge either (some smaller lenders still may on loans above ₹50 lakh).

How long does the bank take to return property documents?

RBI requires lenders to release original documents within 30 days of full repayment. For delays the borrower didn't cause, the lender must pay ₹5,000 per day of delay.

Should I close my home loan or keep it for the tax benefit?

The tax deduction (old tax regime) only returns part of the interest you pay, so closing usually still saves more overall. Keep enough savings for emergencies before using them to close a loan.
