Ask your bank whether you can raise your EMI, or set a standing instruction to prepay each month. Check there is no minimum prepayment amount or charge on your loan.

How to use this calculator

  • Outstanding principal: the balance on your latest loan statement or the lender's app, not the original loan amount.
  • Interest rate: your current rate. Floating rates change with resets, so use the latest one, not the sanction-day rate.
  • Months left: the number of EMIs still to go, shown on the statement or the repayment schedule.
  • Extra each month and extra each year: what you can pay on top of the EMI. Be honest here. An amount you can keep up for years beats a bigger one you drop after six months.

How it works

We add your extra amount to every month's payment (and your yearly amount every 12th month) as a prepayment towards principal, keep your EMI unchanged, and count the months until the balance reaches zero. Your debt-free date is that many months from now.

Worked example: ₹5,000 extra a month

₹25 lakh outstanding at 8.75% with 18 years left, paying ₹5,000 extra every month:

EMI₹23,022
Without extra payments18 yrs
With ₹5,000 extra a month12 yrs 1 mo
Time saved5 yrs 11 mos
Interest saved₹9,17,840

An extra ₹5,000 is a modest top-up on this EMI, yet it removes years of payments. Each extra rupee goes straight to principal, so it stops earning interest for the bank from that month on.

Extra every month or one lump sum a year?

Say your extra money is ₹60,000 a year. You can pay ₹5,000 every month, or wait and pay ₹60,000 once a year, for example from your annual bonus. Same loan, same total:

₹5,000 a month: debt-free in12 yrs 1 mo
₹5,000 a month: interest saved₹9,17,840
₹60,000 a year: debt-free in12 yrs 4 mos
₹60,000 a year: interest saved₹8,66,953
Cost of waiting for the lump sum₹50,887

Monthly wins because each payment starts cutting interest up to eleven months sooner. The gap is real but not large, so pick the habit that fits your income. Salaried borrowers with a steady surplus do well with a standing instruction. Those paid by commission, bonus or a seasonal business are often better off with a yearly lump sum than with a monthly promise they cannot keep.

Some lenders set a minimum part-payment, often a multiple of the EMI, or limit how many part-payments you can make in a year. Check this before you set up small monthly extras.

Step up with your salary hike

Most salaried people get a raise every year, but their EMI stays frozen at the sanction-day figure. If you raise what you pay by just 5% each year, the loan shrinks much faster without ever feeling like a big jump:

Year 1 payment (normal EMI)₹23,022
Year 2 payment (+5%)₹24,173
Debt-free in11 yrs 7 mos
Time saved6 yrs 5 mos
Interest saved₹8,09,469

There are two ways to do this. You can ask your lender to raise the EMI after each appraisal, which usually needs a request letter and sometimes a new mandate. Or you can keep the EMI and pay the difference as a monthly part-payment, which you can pause in a tight month. The second keeps you flexible; the first stops you from forgetting.

Ways to reach your debt-free date sooner

  • Tell the lender to cut tenure, not EMI. If a prepayment lowers your EMI instead, most of the time saved is lost. See the difference with the EMI vs tenure calculator.
  • Start early. An extra rupee in year two removes far more interest than the same rupee in year fifteen.
  • Redirect closed EMIs. When a car or personal loan ends, send that EMI to the home loan. You are already used to living without it.
  • Weigh it against investing. A guaranteed saving at your loan rate is good, but not always best. Compare both with the prepay vs invest calculator, or read prepay your home loan or invest?

Assumptions

  • Constant interest rate; extra payments go fully to principal with no charges.
  • Your next EMI is due next month.
  • The step-up example adds the increase as a monthly part-payment and keeps the EMI unchanged.

Frequently asked questions

How much faster can I repay my loan by paying extra each month?

It depends on your rate and how far into the loan you are, but small regular amounts have a big effect on long loans. On a typical home loan, paying 10% to 20% more than your EMI every month can cut several years off the tenure. Enter your own numbers above to see the exact month.

Is a monthly extra payment better than a yearly lump sum?

For the same total amount, paying monthly saves slightly more interest because the money reduces the balance sooner. The gap is small, so choose what you can keep up. A yearly lump sum suits you if your extra cash comes as a bonus or incentive.

Can I just increase my EMI instead?

Many lenders let you raise your EMI on request, which has the same effect as a fixed monthly prepayment and is fully automatic. Ask your lender about the process, any minimum increase and whether a fresh mandate is needed. Get the revised schedule in writing once it is done.

Will my bank charge me for paying extra on a home loan?

Not on a floating-rate loan taken by an individual for a non-business purpose. RBI rules bar foreclosure and part-payment charges on such loans. Fixed-rate loans and loans for business purposes can carry a charge, so check the KFS or loan agreement before you plan regular extras.

Should I become debt-free before I start investing?

Not always. First keep an emergency fund of a few months of expenses, and do not stop retirement savings. After that, prepaying a loan gives a guaranteed return equal to its rate. Compare it with what your investments could reasonably earn after tax.

Why does my debt-free date move when the repo rate changes?

On a floating-rate loan, a rate rise usually keeps your EMI the same and adds months to the tenure, so your debt-free date slips. A cut does the reverse. Re-run this calculator with the new rate and remaining balance after each reset.
